The New Business department is responsible for identifying opportunities, negotiation, monitoring, financing and finalizing transactions with investors to ensure the success of new building projects. This process is achieved by thorough analysis and evaluation of different factors involved in the creation and management of new projects.
Department responsible for the full and optimal functioning of commercial real estate of Grupo Sordo Madaleno (GSM), both real estate that is already in operation and buildings that are under construction. This is a broad field that encompasses the administration, distribution of resources, property maintenance, supervision of individual marketing plans, and representing, negotiating, and intervening in strategic decisions that concern the administrative board of each building.
A key department in the real estate success of our commercial and mixed-use projects. This department covers a range of responsibilities connected to marketing, such as planning and visualization of the ideal commercial seeding for new developments and the development of such plans. In order to obtain the best performance and positioning of real estate, this department maintains strategic alliances, negotiation, economic conditions and location with the best brands—domestic and foreign—within GSM’s own developments.
Department responsible for the preparation and implementation of annual marketing plans for the shopping centers developed by GSM. The department’s scope of activity covers market research, implementation of activations, creation of experiences, promotions, formation of strategic alliances and innovative projects designed specifically for each development. Its goal is to meet the business objectives through tangible results including growth in sales, brand positioning, increased footfall and generation of loyalty through an effective communication strategy.
A specialist legal department within the field of real estate. It provides general legal advice, including the process of the structure, development and operation of business and services in which GSM plays a part. The field of action encompassed by the legal department covers the negotiation of loans, purchase, sale, and lease of property, the formation of companies, operation and monitoring of trusts, notarial procedures, and the preparation, review, and negotiation of contracts.
Management and Finances
Department responsible for making well-informed and conscientious decisions on the economic values of the company. It documents, prepares and analyzes all company movements and transactions in order to make strategic decisions about financing, investment, treasury, accounting and administration relating to the company. This area also attends to and fosters good relationships with our investors.
Permits and Licensing Process
Area responsible for the licensing, management and processing procedures with the corresponding authorities in order to obtain the necessary permits for the real estate developments of Grupo Sordo Madaleno. This includes the coordination, presentation and preparation of a real estate project from its beginning through to completion, working with the government to achieve the quality of projects that distinguish us.
With the intention of achieving better-integrated real estate projects the company incorporates its own construction department that includes tasks such as coordination of consultants, monitoring of administrative procedures and technical supervision for properties in operation, under refurbishment, and new construction. In 2011 SMC (Sordo Madaleno Construcciones) was created as a construction firm belonging to GSM, with the intention of making projects more efficient in terms of investment, time, and respect for design.
