ARTZ Pedregal is one of the most recent developments by GSM. It is located on a triangular site covering approximately 50,480 m2 in Colonia Jardines del Pedregal, in the south of Mexico City.
It is a mixed-use development to be built over two phases. The first phase will include the construction of the shopping mall, comprising three floors with a central garden on the third floor incorporating an art gallery and encompassing a built area of 81,752 m2, together with three office towers at around 20,000 m2 each. The second phase will be completed by the end of 2017 and comprises a fourth office tower.
One of the conditions of the site that demanded particular attention was the type of subsoil: in the excavation phase over 1,200,000 m3 of basalt rock and pumice stone had to be extracted before reaching the foundation level, located 22 meters beneath ground level. This will be occupied by six floors of parking and services.
The construction system proposed for the structure is pre-cast T-shaped reinforced concrete elements, pre-cast beams to support these elements, and a compression slab comprising electro-soldered mesh and concrete.
ARTZ Pedregal is under evaluation by the U.S. Green Building Council for gold LEED certification for meeting specific sustainable construction criteria.
